Landlord Gas Safety Certificates
All gas appliances in a landlord owned property, which is rented out must be checked for gas safety every 12 months. We carry out the required safety checks on all the gas appliances and issue you with a "Landlord Gas Safety Record Form" (Certificate). This must be given to the tenant in the property and especially to new tenants before they are about to occupy any premises. Landlords must keep their copies for two years. This is not a pass or fail certificate but one that records what the state of the gas appliances and pipework.
If we find any defects, we will need the Landlord's authorisation to do the remedial work so that we can we can record that remedial action has been taken and that the premises and the appliance are safe.
Gas Safety Inspection
If you are selling your home and require a certificate or are uncertain on the condition and safe operation of your gas appliances, we can inspect and report on the working order of your gas installation.
Heating
Boiler Replacement
After a time the cheaper boilers suffer corrosion and all boilers begin to fail over the years. If there are several faults on an old boiler or a fault requires expensive work and parts, we recommend a new boiler. We cannot guarantee replacement parts to old boilers will fix the problem permanently, often when boilers start going wrong everything starts to go and it costs more to replace the parts than go for a new boiler.
Since April 2005 the government has made it mandatory to fit high efficiency boilers.
This is to save energy and reduce CO2 emissions. It is important to note that these boilers are very efficient (usually in excess of 90%). With high and rising energy bills installing these boilers with new controls will save you money.
With 'High Efficiency' or 'Condensing' boilers, these boilers extract the heat from the exhaust gases. This leads to a plume of water vapour leaving the boiler flue and condensate being produced. This condensed water needs to be drained away. This can sometimes lead to extra difficulties when old boilers are exchanged for new. Please also note that new boilers also have to have better controls fitted as well.
Fixing heating systems is a difficult art and we are frequently called in when others have failed.
Central Heating Installation
All our central heating systems are installed to all building and gas regulations. Our central heating systems are fully guaranteed and fitted by corgi registered installers. You will be issued a fully complete benchmark card on completion; this certifies that the system is installed to Part L of the building regulations.
Condensing Boiler's
There are high efficiency combination boilers, system boilers, or conventional boilers. The term `condensing' or high efficiency applies to the technology which is used to maximise boiler efficiency to use less fuel for more heat.
A condensing boiler is a high efficiency modern boiler that incorporates either a larger heat exchanger or even a second heat exchanger. It produces lower flue gas temperatures, lower flue gas emissions, and reduced fuel consumption . It typically converts more than 88% of the fuel used into useful heat, compared to, typically, 78% for modern conventional types.
By recovering and using heat that would otherwise be lost up the flue the best high efficiency boilers can operate with seasonal efficiencies in excess of 90%. Recovering the heat from the flue reduces the temperature of the flue gases to a point where water vapour produced during combustion is 'condensed out'. Thus the name high efficiency condensing boiler. A side effect is that this 'condensed out' water, known as condensate, which is usually acidic, has to be piped away to a drain or soak away.
All condensing boilers will produce 'pluming' from the flue terminal which appears as steam. This pluming can drift into neighbouring property causing annoyance and possible condensation on window glass or frames so careful consideration should be given to siting of the flue terminal especially if it may effect neighbouring property.
Unvented Hot Water Cylinders
Unvented hot water or 'Megaflo' installation and servicing is an area we specialise in at Olive Plumbing & Heating, ever since they were first introduced to the domestic market. Unvented hot water cylinders offer many advantages over the traditional storage tank system; Offering faster bath filling, high pressure showers and no noisy tank in the loft to fill. In addition, the pressures are balanced so there are no nasty shocks when another person uses the hot or cold water elsewhere in the house. Also they are very efficient with a far quicker heating time than conventional hot water cylinders.
Installation is a relatively simple process as long as your cold water mains pressure is suitable and the unvented hot water cylinder is guaranteed for 25 years.
Tips
For energy efficiency:
1. Have the boiler serviced annually - the summer is the best time - CORGI registered engineers are extremely busy during the winter and many will be reluctant to call during this period.
2. Is the timer/ programmer set correctly?
3. Fit thermostatic radiator valves in all rooms to allow you to control temperatures - don't heat up rooms unnecessarily.
4. Ensure all pipes are lagged/ insulated correctly.
5. Insulate your loft - most heat escapes through your roof.
6. Check for drafts around windows/ doors & letterboxes and insulate if necessary.
What should you do if you smell gas?
Always use a CORGI registered engineer when installing or repairing a gas appliance.
If you believe you can smell gas:
1. Turn the gas supply off immediately at the meter com.
2. Extinguish all sources of ignition.
3. Do NOT smoke.
4. Do NOT operate electrical light or power switches.
5. If necessary, ventilate the building by opening windows and doors.
6. Ensure access to the premises can be made.
7. Report the gas escape to Transco on 0800 111 999.
